We review and approve AIA G702/G703 pay applications, validate change orders, and monitor lien waivers, invoices, and schedules of values to ensure accuracy, transparency, and compliance.   • Prepare/review AIA G702/G703 forms
    • Verify contractor’s application for payment (G702) against project progress.
    • Ensure continuation sheet (G703) reflects accurate breakdown of the Schedule of Values.
    • Confirm that work completed, stored materials, and retainage are properly documented.
    • Identify discrepancies or missing information before owner approval.
  • Track change orders and lien waivers
    • Maintain a log of all approved, pending, and rejected change orders.
    • Verify dollar amounts, descriptions of work, and contract adjustments.
    • Collect and review conditional and unconditional lien waivers from contractors and subcontractors.
    • Ensure lien waivers correspond with payment requests to protect owner from future claims.
  • Manage invoices with supporting documentation
    • Review supplier and subcontractor invoices for accuracy.
    • Confirm invoices match purchase orders, contracts, or approved change orders.
    • Ensure proper backup documentation (delivery tickets, receipts, etc.) is provided.
    • Organize and reconcile invoices against payment applications for transparency.
  • Develop schedules of values and continuation sheets
    • Create a detailed breakdown of the total contract value into trade divisions or work activities.
    • Assign costs to labor, materials, equipment, overhead, and profit.
    • Update continuation sheets monthly to track completed work and percentage progress.
    • Maintain consistency with AIA G703 requirements for owner and lender reporting.
